Plenty of town centre buildings started life as a single shop with living quarters or storage above, and got carved up into separate flats decades later. It's a very normal way for older buildings to end up as flats, but it does leave those upper floors with a set of quirks that a purpose-built residential block doesn't have, and damp is usually the first one people notice.

The building wasn't designed as a home

A shop unit's ground floor is built for footfall and stock, not for controlling humidity in the flat sitting on top of it. Ventilation upgrades, insulation, and damp-proofing tend to have been retrofitted piecemeal over the years rather than designed in from the start, often by whoever owned the building at the time, to whatever standard was normal then. The result is a lot of inconsistency floor to floor and flat to flat, even within the same building.

What's happening below you matters more than you'd think

A café or takeaway on the ground floor generates its own heat and moisture through cooking, and that warmth rises through the building's structure. Combine that with a flat above that's colder and less well insulated, and you get exactly the temperature differential that produces condensation on cold surfaces, particularly external walls and any single-glazed or older double-glazed windows.

Shared stairwells and shared problems

Where several flats share one stairwell and one entrance, moisture generated by one household, cooking, showering, drying washing indoors, doesn't stay contained to that flat. It moves through the shared space and affects condensation risk in neighbouring flats too, which is part of why a damp problem in one flat of a converted building often isn't really isolated to that flat alone.

Why the usual advice falls short here

Standard condensation advice, open a window, wipe the glass, run an extractor fan, assumes a house with its own external walls on every side and straightforward loft access. A flat above a shop often has neither. External wall space might be shared with a neighbouring unit, there's frequently no loft at all, and opening windows onto a busy high street isn't always practical, especially at night or in winter.

What actually works in this kind of property

Because loft access is rarely an option, these flats are usually fitted with a compact wall-mounted dehumidifier and fresh air unit, or a Positive Input Ventilation (PIV) system housed in a cupboard or utility space, rather than the standard loft-based whole-house layout. It still delivers the same continuous, filtered, humidity-controlled air to every room, just via equipment sized and positioned for a flat rather than a house. Getting the sizing right for the specific flat, not a generic package, is what makes the difference here.
